Energy Performance Certificates are a list of statistics about the energy efficiency of your home and carry recommendations on how you could make improvements. The inspection will be carried out by a qualified Domestic Energy Assessor. It does not assess the current condition of the property with regard to fittings and decor etc. EPCs carry ratings on energy use and carbon dioxide emissions and grade the energy efficiency of the property on a scale from A - G.
If you are a landlord or seller, you will need to arrange to get this certificate before you put your property on the market for sale or rent. The requirement for an EPC became law in 2008, meaning that if your home has been let or sold since then it should have one. The EPC certificate will remain valid for 10 years from the date of the certificate. Non-compliance with EPC regulations can result in a fine of up to £200.
